An Old Frame House Is Not a Sealed Box
Balloon-framed walls, plank subfloors, plaster over lath and a rubble or brick foundation give water more routes through a building than a modern house has. Nothing in that assembly stops a leak at the floor it started on. Water runs down stud bays, crosses on top of the plaster and shows up two rooms away from the failure, which is why the first thing a technician does on a New Britain job is map the wet edge with a meter rather than trust what is visible. The cellar complicates it further: masonry and old wood hold water long after the standing water is gone, and a cellar that reads dry underfoot can still be feeding humidity into the floor above.
The Failures That Keep a Crew Busy Here
- Frozen and split supply lines: a pipe running through an exterior wall, a porch enclosure or an unheated back room gives out during a deep freeze and releases clean water for as long as it takes somebody to find the main shutoff.
- Water pushed in during a thaw: frozen till sheds meltwater onto foundation walls, and it finds the gaps in an old cellar through the mortar joints and around the sill.
- Sump pump and floor drain failures: a pump that quits during heavy rain, or a cellar floor drain that surcharges, leaves standing water in the space holding the furnace, the panel and everything stored down there.
- Appliance and fixture overflows: washer hoses, dishwashers and water heaters discharge gray water that soaks flooring and subfloor and drops through to the household below in a two-family or three-family building.
- Sewer backups: a blocked lateral sends contaminated black water up through the lowest fixture in the house, which demands protective equipment and full sanitizing rather than a mop and a fan.
All of that is restoration work, and it begins at the point the water is already in the structure. Roto-Rooter covers the whole city, and every local service sits on the Roto-Rooter New Britain hub, commercial buildings included.

How a Job Runs, First Reading to Last
The sequence below holds on a single wet room and on a whole-property loss alike. What changes is how long each stage takes.
- Contact and assessment: we take the details, get a crew to the address and meter the affected area to find where the water actually stopped, which is rarely where it looks like it stopped.
- Water removal: extraction units take the standing water out first, because every hour it sits is another hour of migration into materials that did not have to be replaced.
- Structural drying: air movers and dehumidifiers run against a documented drying plan, monitored daily until the framing, subfloor and cavities meet verified dry standards.
- Cleaning and deodorizing: affected surfaces are cleaned, treated with antimicrobials and deodorized, with the scope set by what the water was carrying.
- Mold remediation: where growth has started, the area is contained and the affected material removed to IICRC standards before any rebuilding goes ahead.
- Contents and repair: salvageable belongings are restored and the structure is put back, which on an older house means matching plaster and trim work as much as hanging new board.
Category Is Decided by the Route, Not the Puddle
Two cellars can hold the same amount of water and need completely different work, because the IICRC grades a loss by where the water has been. Clean water (Category 1) comes off a sanitary source: a split supply line in a freeze, a failed water heater connection, rain through a roof. It is safe at the source and it is the best case, but it stops being clean once it has run through insulation and old plaster and sat for a day.
Gray water (Category 2) is discharge that has already been used: a washer or dishwasher letting go, an overflowing fixture, a soaked carpet that has been standing long enough to grow its own problem. It carries contaminants, and cleaning and sanitizing come with the drying rather than after it.
Black water (Category 3) is sewage and anything that has crossed the ground outside. In this housing stock the usual route is a blocked lateral surfacing at the lowest fixture in the cellar, and from the minute it appears the job runs under containment, with protective equipment, with porous materials coming out rather than being dried in place.
The Record We Build for Your Insurer
A water claim moves on documentation. We photograph the loss before anything is moved, record moisture readings at the start and through the dry-out, note what was removed and why, and hand your adjuster a file that matches the work. We coordinate directly with your insurance provider on that record. What is covered is the insurer's decision and we never speak for them, but a well-documented loss is a great deal easier for everyone to settle.
Keeping the Cold From Doing It Again
Most of what we see is preventable with a few hours of work before the season turns. Insulate any line running through an exterior wall, a porch enclosure or an unheated room, and keep a trickle moving on the coldest nights. Test the sump pump before the wet months and think about a battery backup, since the power tends to go out in exactly the storm that needs the pump. Replace washer hoses on a schedule instead of on failure. And make sure everybody in the building knows where the main shutoff is, because the difference between a wet ceiling and a gutted first floor is usually the number of minutes it took somebody to close that valve.
