What Fails First in a Building This Age
Freezing is the leading cause here, and it does not pick the pipe in the warm part of the house. It picks the run behind a closed door, in a porch that was enclosed later, or against an outside wall on a floor nobody heats. Older supply lines in western Pennsylvania stock are frequently cast iron and galvanized, which corrode from the inside and let go without warning at a joint or a threaded fitting.
Below that, the cellar takes whatever the ground and the drains send it. Long wet spells saturate the soil, a sump pump that has been cycling for months gives out under load, and clay sewer laterals with decades of tree roots in them back up through the lowest fixture. Appliance failures fill in the rest: washer hoses, dishwasher connections, and water heaters sitting on a cellar floor where nobody sees the first drip.

Time Changes the Category, Not Just the Damage
The IICRC grades a loss by what is in the water, and that grade decides how much material can stay. It also moves. Water from a split supply line starts as category one, clean and sanitary at the source, and in a warm occupied room caught quickly it can be dried with most of the finishes left in place.
Leave the same water in a cold closed room for several days and it stops being category one. It picks up whatever it has run across and through, it feeds growth in plaster and framing, and it gets handled as category two, gray water: cleanable, but with pad, insulation and saturated porous material coming out rather than drying in place.
Category three, black water, is sewer backup and anything that arrived across the ground outside. It is contaminated on arrival, and the protocol is containment, protective equipment, removal of porous material and full sanitizing before any drying counts. In a cellar with a floor drain, that is the category we plan for until the source says otherwise.
Six Stages Across a Lot of Square Footage
The order does not change with the size of the property. What changes is how long the middle stages run and how much equipment they need.
- Stage 1, assessment: the wet area is mapped with moisture meters and thermal readings, including the rooms above and below the one the water was found in, and the scope is agreed before anything is removed.
- Stage 2, extraction: standing water comes out mechanically, because every gallon pumped is a gallon the dehumidifiers never have to take out of the air.
- Stage 3, drying: heat, air movement and dehumidification are set up for the volume of the space, then adjusted daily against readings until the structure is verifiably dry.
- Stage 4, cleaning: affected surfaces are cleaned, treated with antimicrobials and deodorized, and contaminated material is bagged and removed.
- Stage 5, mold remediation: established growth is contained and taken out to IICRC standards rather than painted over.
- Stage 6, repair: subfloor, plaster, drywall, trim and flooring go back and the property returns toward the condition it was in beforehand.
Measurements, Not Impressions
A claim file built out of adjectives is worth very little. From the first visit we photograph each affected area, log moisture readings location by location, and record which equipment went where and on what date. Readings carry on daily until the structure is dry, and anything removed is documented as it leaves the building. We coordinate directly with your insurance provider on that documentation. Before the first hard freeze, walk the parts of the building you do not normally enter and find out whether any supply line runs through them. Leave enough heat in those spaces to stay well above freezing, or have the lines there drained and isolated for the winter.
