  2. Establish the fuel. A gas tank has a burner assembly and a flue hood on top; an electric one has a conduit into the side and two small access panels on the shell. What you check next depends entirely on which one you have.
  3. Electric: look at the breaker, then stop. The tank gets one press of the button on its shell and no more, and if it asks for a second, the fact worth handing the technician is how long the softener has been sitting in bypass, because scale collects on an element before it collects anywhere else and a crusted element runs hot enough to keep cutting itself out.
  4. Gas: look through the sight glass for a pilot flame. If the control has a status light, count the blink pattern and write it down, because that code tells a technician most of what they need before they arrive.
  5. Turn on a hot tap and time it. Cold from the first second, lukewarm forever, and hot then quickly cold are three different faults, and knowing which one you have is worth more than any other single answer.

If the tank is leaking rather than simply cold, that list stops at the shutoffs. Close the cold inlet valve on top, kill the gas or the breaker, and deal with the water before anything else.

Almost Every Fort Wayne Basement Has a Softener Ahead of the Water Heater

Groundwater in this corner of Indiana is hard. It moves through glacial gravel over limestone and picks up minerals the whole way, and for generations any house in Allen County drawing from a well needed a softener or lived with the consequences. When the upper one fails, you get nothing at all, because the control sequence starts there. Lukewarm from every tap, all day, usually points at a thermostat reading wrong rather than at a dead element.

On a gas tank, cold means the burner is not lighting: a pilot that will not hold, a thermocouple at the end of its life, or a control locked out and waiting to be reset. A gas tank that heats but runs short is usually a capacity or a sediment problem instead. A layer of grit on the bottom sits between the flame and the water and forces the burner to fire longer for less, and you can sometimes hear it as a low rumble or a series of pops when it runs.

One more that gets missed: if a single-handle shower valve or a whole-house mixing valve is passing cold into the hot line, every hot tap in the house goes tepid while the tank itself is working perfectly. That one has nothing to do with the water heater and everything to do with a worn cartridge.

Why the Anode Rod Runs Out Sooner in a Softened House

Every tank has a sacrificial anode rod hanging down inside it, a length of magnesium or aluminum that corrodes on purpose so the steel shell does not. When the rod is used up, the tank starts spending its own material, and the clock on the whole appliance begins.

Softened water is more conductive than the water it replaced, and a more conductive electrolyte consumes that rod faster. So the standard advice to look at the rod somewhere in the middle of a tank's life is written for a house without a softener, and in this city that is the exception rather than the rule. Checking it earlier is the single cheapest thing anyone can do for a tank here, and it is a twenty-minute job with the water off.

Two related habits worth adopting. Draining a few gallons off the bottom once a year keeps sediment from banking up over the burner or the lower element. The softener was set up when this house was on a well. Does it need changing now that we are on city water?

It very likely wants a new setting rather than removal. A unit programmed for the hardness of a private well will regenerate more frequently than treated municipal water calls for, which burns salt, sends more regeneration water down the drain, and pushes more sodium through everything downstream. Having the hardness measured and the unit reprogrammed is a small job with a real payback.

A couple of months of untreated water will not damage a healthy heater. How do I tell whether the tank is gas or electric without moving anything?

Look at the top and the side. A gas heater has a round metal hood on top with a pipe running from it to a chimney or a side wall, and a black iron gas line arriving at a valve near the floor. An electric one has no flue at all, and instead has an electrical conduit entering the shell partway up plus one or two small removable panels on the side.

This tank has never been flushed in the years we have owned the house. Is it too late to start?

Not necessarily, but go carefully. On a heater that has run a long time with sediment banked in the bottom, opening the drain valve can dislodge material that then blocks the valve, and older plastic drain valves sometimes refuse to seat again afterward. Have it done as part of a service visit rather than as a weekend experiment, so somebody is standing there with a replacement valve if it is needed.

Our water pressure is fine on the cold side and weak on the hot. What causes that?

A difference between the two sides means the restriction is downstream of where they split, which puts it at the tank or in the hot piping. Scale narrowing the steel nipples on top of the heater is the common one, and it does that whether the run beyond them is copper or PEX, a partly closed valve on the hot outlet is the easy one, and a broken dip tube shedding fragments into the outlet is the one people never guess. Age, where the water is coming from, and what the shell looks like. A control, a thermocouple, an element or a thermostat is a repair on almost any tank.
