Sewage Backing Up Into Your Chicago Basement? Here's What to Do
Chicago raised its streets over its sewers generations ago, which is why a sewage backup here arrives through the basement floor drain rather than through anything upstairs: the pipe your building drains into sits above the lowest room in it. That geometry is not going to change tonight.
What can still change is how much of the lower level survives the next few hours, and that comes down to what gets touched, in what order, and what never gets touched at all.
Do These Five Things Before You Step in the Sewage
- Stop the water at the source. A dishwasher on a delay and a laundry cycle finishing at midnight each send another 20 gallons into a line with none to spare, so shut the appliances down rather than trusting anyone to remember.
- Do not go down there with the lights on. Kill the lower-level circuits at the panel first, and if the panel itself is in the wet zone, stay on the stairs and let the crew deal with it.
- Close the door at the top of the stairs and keep children and pets upstairs. What lifts off standing sewage carries well past the edge of the visible water, and a basement stairwell vents into the living space.
- Get the room on camera before anything moves. Wide shots first, then close ones: the high mark on the wall, the drain it came out of, the base of the mechanicals, the stored items sitting in it. Ten minutes into a cleanup none of that can be reconstructed.
- Say the word sewage when you call. A clean-water job and a contaminated-water job bring different equipment and a different scope, and getting that right on the phone saves a second trip.
Everything worn down there is contaminated the moment it goes in, so plan the way out before the way in. A bag at the bottom of the stairs, and nothing walks back up into the building.
Chicago Raised Its Streets Over Its Sewers, and the Basement Came Later
In the city's early decades the land sat a few feet above the lake with almost no fall to drain toward, so there was no way to bury a sewer and still have it run downhill. The sewers went in on top of the existing ground, and the streets, the sidewalks and a great many of the buildings were then jacked up and filled around them. That is why so much of the older stock has a first floor reached by a flight of steps and a basement half out of the ground.
The consequence is permanent. The sanitary sewer under the street sits at an elevation that was never set with living space beneath it, and every basement dug or deepened afterwards ended up below the crown of that pipe, in places by several feet.
That elevation is the whole story of a backup here. When the sewer runs full, the water in it rises above the crown and looks for the lowest opening connected to it, and your cast iron floor drain is below the pipe with nothing in between but a horizontal run. Three local conditions fill that sewer faster than it would fill elsewhere:
- nearly the whole city is on a combined system, one pipe carrying rainfall and household waste together, so a storm and everything the block flushes are in the same line at the same time
- the clay under the city takes on almost no water and the grade is flat, so rain reaches the pipe within minutes of landing rather than soaking away
- the deep tunnels bored into bedrock far below the streets and the reservoirs out at the edge of the county take an enormous volume off the top, but they are storage, and the wastewater treatment plant downstream still sets the rate everything empties at
None of that means your lateral is defective. In a wet-weather event your lateral is simply the shortest path to daylight for a public sewer with nothing left to give, which is why one building on a block gets hit and the one next door does not.
The Furnace, the Tank and the Panel Are All Standing In It
Down here the basement is the mechanical room. Furnace, water heater, laundry, the electrical panel, the gas meters in a multi-unit building, and on a finished lower level a rec room sitting on top of all of it. So a backup is a mechanical question as much as a materials question, and the two get answered by different people.
Start with the appliances, because they are the expensive half and the dangerous half. A gas appliance whose burner compartment or controls went under does not return to service because it dried out and lit. Gas valves, igniters and control boards are not built to be submerged, and whether one is salvageable is a call for the technician who opens it. The panel and any submerged receptacle are the same conversation with a shorter fuse.
The materials sort into two lists, and in a room this crowded the order matters as much as the sort. What has to leave before anyone can get at the mechanicals is the soft half: pad and carpet, batt in the joist bays, boxed paper and anything upholstered that was standing on the floor, plus the bottom band of drywall, which gets opened rather than dried because the stud cavity behind it is where the water actually went. What stays is whatever a brush and a disinfectant can physically reach, which in a half-buried basement is most of the floor and most of the wall. A finished lower level loses far more than a storage one, because there is more porous material in the room and the framing sits against a wall that stays damp longest.
An Overhead Sewer Stops the Next Backup Where a Valve Cannot
Two retrofits get discussed after a building has been hit once, and they are not the same job.
A backwater valve is a one-way flap fitted into the building drain. Flow leaving the building lifts it and flow pushing back from the street closes it. It is the smaller of the two, it is the right answer for plenty of properties, and it has to sit where somebody can get to it, because anything caught under the flap leaves it standing open.
An overhead sewer is the larger conversion, and it is what this area reaches for when the lower level is finished or the surcharge is a regular event. Every fixture below grade is re-plumbed to drain into a sealed ejector pit set in the floor. The pit pumps up to a new line run along the basement ceiling, and that line joins the house drain above the height a surcharging street sewer can reach. Nothing gravity-fed is left below the sewer, which is the only arrangement that puts a lower level structurally out of reach.
Two honest limits, and one piece of paperwork. The conversion is permitted through the building department and inspected on completion. The pit runs on a pump, so the storm that fills the sewer is also the storm that can take the power out, which makes a backup power source part of the same decision. And neither device does anything when the blockage is inside your own lateral, because that water never reached the street and there was nothing for a flap to close against.
Frequently Asked Questions About Sewage Coming Up Through the Floor Drain
My building is a two-flat and only the basement laundry backed up. Is the whole line involved?
Probably, and the laundry showed it first because it is the lowest opening on the shared drain. Every unit in the column feeds the same pipe out to the street, so the flats upstairs are adding to the problem even though their fixtures look fine. Everyone in the building has to stop running water, not only the ground floor.
Is an overhead sewer something a single-family bungalow needs, or is a valve enough?
A valve is enough for a lot of these buildings, and it is the sensible first step where the lower level is unfinished storage and the backup was a one-off. The conversion earns its keep where the basement is living space, where it has flooded more than once, or where the floor sits especially low against the street.
The floor drain is the only opening down there. Should it be capped?
Not on its own initiative. That drain is also the relief point for a water heater discharge, a laundry overflow or a leaking supply line, and capping it without giving those anywhere to go trades one flood for another. The furnace and the water heater were standing in it. Do they have to be replaced?
Not automatically, and not never. It turns on how deep the water got relative to the burner compartment, the gas control and the electrical connections on each unit. An appliance that took water into those parts is not one to gamble on because it fired up afterward.
Water came in during a storm and the sewer was clear the next morning. What was that?
A wet-weather surcharge, which is a different failure from a blocked pipe. The public line filled, pushed back into the lowest connected openings on the block, then drained down once the rain stopped.
