What is the life span of a water heater?
The average conventional water heater (the kind with a water tank) will last eleven years before it needs to be replaced. However, we've seen many water heaters last 20 years or longer if they were well maintained and the local water is soft with a low mineral content. You can expect a tankless water heater to last around 20 years if it is properly maintained.
Why do I not have any hot water?
Most likely something is preventing your water heater from making hot water. If you have a gas water heater, check to be sure that the pilot light is operating. If you have an electric water heater, check that your water heater is getting power. Be careful working with gas or electricity. If you don't feel safe, call a plumber.
