Do These Five Things Before You Go Looking for the Split

A Burst Pipe in a Balloon-Framed Akron House Splits Two Floors Up

Akron grew faster during the rubber boom than any other city in the country did in that stretch, which means an unusually large share of what people live in here went up inside one narrow window and got built the same way: balloon framed. The studs in an exterior wall run in one continuous piece from the sill plate on the foundation to the top of the second floor, and the bay between them is open the whole way. That is usually a first-floor ceiling, sometimes a bay window head, sometimes the top of a basement stair. The wet plaster is a symptom of where gravity stopped, not a map of where the pipe failed.

The reason it lands on plumbing so regularly here is that these houses were designed with one bathroom. The second one got carved out of a bedroom or a hall closet a generation later, and the easiest place to run supply lines for it was the outside wall, into the exact cavity described above. If your upstairs bath backs onto an exterior wall in a house of that era, that is the first place to have someone look.

The Joint Where Copper Meets the Old Galvanized Line

Cold is not the only thing that opens a pipe here. Houses that old have been repiped in pieces, a bathroom at a time, by different hands across decades, and the result is a supply system that changes metal partway along a run.

Where copper is joined directly to the original galvanized steel, the two metals set up a small electrical cell and the steel side corrodes from the inside out. A dielectric union between them prevents it. Plenty of those joints do not have one. The leak, when it arrives, is a weep at the fitting rather than a split in the pipe, so it soaks a joist bay quietly for months before anyone sees a stain.

Moderately hard water speeds the other half of this up. Scale builds on the inside of galvanized pipe until the bore narrows to a fraction of what it started as, which raises velocity, thins the remaining metal and eventually shows up as a pinhole. A house that has lost pressure upstairs over the years is telling you about the inside of its pipes.

What Happens to the Floor After the Pipe Is Fixed?

The repair and the drying are two different pieces of work, and the second one gets skipped more than it should.

Hardwood over a wet subfloor cups within a day or two, because the underside takes on moisture faster than the finished face. Given proper drying, a fair amount of that relaxes back. Left under a rug with a fan pointed at it, it does not. Insulation in the joist bay under the wet spot holds water long after the ceiling below looks dry, and a plaster ceiling that has taken a soaking can hold together for two days and then let go all at once.

The question worth asking before anyone leaves is simple: what is still wet that nobody can see. In a balloon-framed wall the honest answer is usually the bay itself, and it needs air moved through it rather than across the surface of the plaster.

The hardwood over the wet spot is starting to cup. Will it flatten back out?

Partly, and how much depends on how quickly the subfloor underneath gets dried and how long the boards sat wet. Sanding a cupped floor before it has finished drying is the classic mistake, because it flattens the crown and then the board dries concave. Dry it first, live with the look for a few weeks, and decide about refinishing after.

The main is closed and water is still coming out. How long should that go on?

Minutes, not hours. What you are watching is everything above the break emptying itself, and opening a low tap speeds it up considerably. If it is still running steadily after that, either the shutoff is not fully closed or it is not holding, and that is worth saying when you call.
