Water Heater Repairs and Maintenance

A water heater is an appliance that does its job day and night, usually without any problems. In fact, you may forget you even have this appliance because it is so dependable. However, like any mechanical device, a water heater will eventually wear-out and need to be repaired or replaced. The good news is there are ways you can prolong the life of your water heater.

Every few years, it is a good idea to flush your water heater tank. Because of sediment and hard water build-up, the capacity of your tank will be downsized because of this material. To flush it, attach a hose to the valve located at the base of the tank. If you have an electrical water heater, turn off the power to the unit. Shut-off the water supply and turn on a hot water faucet in the nearest bathroom.

Aim the hose where the hot water will not cause any damage (like a drain) and open the valve. When the water is drained, open the fresh water supply valve and flush any remaining material from the tank. Refill the tank, turn on the power, and then test the hot water to make sure everything is working normally. At the time you flush your water heater tank, it is a good idea to replace the anode rod. You can purchase this item at your local hardware store.

Faucet Repairs

Dripping faucets are annoying and they drive up your utility bill. A leaky faucet can be repaired by replacing the valve stem washer. To do this, shut off the water supply to the faucet and remove the valve stem from faucet housing. The washer is located at the base of the stem. Replace it with one of equal size.

While you are repairing your leaky faucets, it is a good time to track down the cause of the water pipe noise. Uneven pressure in your piping can cause this noise to occur, which may sound like someone is banging on the pipes will a mallet.
