Have you ever considered how many pipes come in and out of your home? Depending on the number of bathrooms and sinks you have, there could be hundreds of feet of water and sewer lines. You may not even be aware of where those pipes are located. They are hidden under your floors, behind your walls, and buried deep in your yard and hardly ever require attention. Some of the causes of pipe breaks are freezing, joint coupler splits, and aging of pipe materials. Unfortunately pipes do not last forever and even in the best of circumstances they will get old and give out. When this happens, your first indication of a problem may be water dripping where you do not expect it. There are some preventive maintenance tasks you can perform throughout the year to keep your plumbing fixtures in good working order. Here are some tips that will help:

  • Sump pump—check your sump system every year, preferably in the springtime if you live in an area where there is extensive water run-off from the winter snows. A sump system protects your home from floods caused from the high water table. To maintain your sump system, pull the cover off and examine your sump pump. Check all moveable parts and remove any corrosion or hard water deposits. Pull up the float and make sure the motor turns on. If it does not, check to be sure there is nothing inhibiting the float switch. Remove any debris that may have fallen into the pit.
  • Water heater—your water heater needs to be free from any debris around the burner area. Check the top vents to make sure there is nothing blocking the free-flow of air. If your heater is not secured to the wall, buy some metal strapping and secure it in order to prevent the heavy unit from tipping in the event of a natural disaster.
  • Furnace and AC units—your furnace and AC need to have the filters changed or cleaned at least every three months. In some environments, this may need to be done more often, depending on how dusty the air is. Turn off the power to the unit and clean all the areas around the blower and electronic panel.
